Tenant Protection Framework

Clear terms. Clear responsibilities. Clear evidence.

A clearer way for tenants and landlords to understand the rental before committing.

Protection terms vary by property and landlord.

Not every landlord offers the same flexibility, repair commitments or exit options. The applicable terms are those agreed for the specific property and written into the final rental agreement.

01

Clear Rental Terms & Responsibilities

The protection starts before anyone signs: verify the people, define the property, agree the money, and record what happens next.

01

Verified landlord & right to rent

Confirm who may lawfully offer the property and who is responsible for the agreement.

02

Clear property & rental terms

Set out the exact home, dates, rent, deposit, utilities, included items and agreed rules.

03

Deposit & Exit

Use one deposit with a clear purpose, then agree transparent exit and settlement paths.

04

Repair & Response

Define cause, coordination, payment, response times and escalation before an issue occurs.

05

Agreement / tenancy / utility / residence records

Keep a reliable history of final terms, payments, utilities and registration steps.

Planned in-app support

06

Move-in & move-out evidence

Create a shared condition baseline and compare it fairly at the end.

02

Repair & Response

Clear responsibility, clear response time, clear next step.

Core rule

Responsibility follows cause.

If cause is unclear, inspect / diagnose first. Kingdom Living may coordinate service partners, but coordination does not automatically change who pays.

Useful evidence

Photos, video, timestamps, move-in records and technician findings.

Example repair commitments

Proposed Kingdom Living contractual standards — not statutory deadlines. Final commitments must be agreed for the property.

Your example summary

Emergencies acknowledged within 2 hours; normal issues within 8 business hours. An action plan or substantive response is due within 2 business days, with a material repair target within 5 days where reasonably feasible. After up to 3 unanswered reminders, the issue may move to escalation / review.

Reminder attempts are for escalation, not for extending the repair clock.

• Emergency handling is same day or faster and is never delayed by weekend rules.

• Normal acknowledgement stays within 24 business hours; action plan within 3 business days.

• Business-day weekend exclusions apply only when the property terms say so.

• A repair target is not a waiting period. Work should begin as soon as reasonably possible.

• Emergency action must not wait for reminder attempts.

• Reminder attempts are an agreed term and never reset any response or repair deadline.

• If completion is not possible in the target time, provide an action plan, ETA and temporary remedy where appropriate.

Mold & humidity example

Know the responsibility before signing.

Mold can have different causes, and different properties may offer different levels of inspection, repair or treatment support.

Property / landlord side

If mold is linked to leaks, waterproofing failure, hidden pipe issues, structural moisture or another property-side defect, check what the landlord has agreed to inspect, repair or treat.

Tenant care

The tenant should use reasonable ventilation, manage moisture where practical, keep the room reasonably clean and report mold or dampness early.

Needs review

If the cause is unclear, inspect first. Leaks, moisture readings, room condition, ventilation and reporting history can help determine responsibility.

Before signing

The property terms should make clear whether mold inspection, treatment and underlying repairs are landlord responsibility, tenant responsibility, shared / case-by-case, or outside the agreed support.

The goal is not to assume who pays — it is to make the responsibility clear before the tenant commits.

Kingdom Living may help coordinate inspection or treatment, but coordination does not automatically decide who pays.

Repair → Exit flow

2

4

5

Exit Review

A repair issue does not automatically create a right to leave. The exit path depends on cause, severity, evidence, landlord response and the protection terms agreed for the property.

01

Serious qualifying landlord/property issue

→ Protected Exit

02

Smaller but persistent landlord-side issue

→ Peace & Ease Exit

03

Tenant-side cause

→ Tenant Breach / responsibility

04

Issue fixed within agreed process

→ No exit triggered

Repair responsibility

Responsibility follows cause. If the cause is unclear, diagnose first.

01

Landlord-side

Property/building defects, supplied equipment failing from normal wear, pre-existing defects and similar property-side causes.

02

Tenant-side

Proven misuse, tenant/guest damage, clearly tenant-caused blockage, loss or unauthorized alteration.

03

Needs review / Cause unclear

Cases where evidence or diagnosis is needed before responsibility can fairly be assigned.

04

No-fault / May not require repair

External or preference-related situations that may not create a repair obligation, while support or Peace & Ease terms may still apply.

1

Responsibility follows cause

Who reported the problem does not decide who is responsible.

2

Handler ≠ payer

The party coordinating work does not automatically become the payer.

3

Unknown stays unknown until diagnosis/evidence

Inspect / diagnose first instead of assigning blame.

4

Emergency mitigation comes first

Make electrical, leak, fire and security risks safe first.

5

Original cause and avoidable added damage are separate

Delayed reporting may shift avoidable added loss, not the original defect.

Kingdom Living service coordination

Kingdom Living may help coordinate AC service, plumbing, electrical, locksmith, appliance repair, pest control, mold treatment and cleaning.

Coordinator ≠ payer.

03

Deposit & Exit

One deposit. Different purposes at different stages.

Before move-in

The deposit secures the booking.

From move-in

The same deposit secures rental obligations.

01

Protected Exit

For qualifying circumstances where applicable law or the final rental agreement gives the tenant a protected right to end the rental. Not every scenario is automatically a statutory right.

02

Peace & Ease Exit

Extra landlord-offered flexibility beyond minimum legal protection, on the terms agreed for this property.

03

Convenience Exit

The tenant changes plans without landlord/property fault. This does not automatically mean full deposit forfeiture.

04

Breach & Termination

Breach is the cause. Termination is the possible outcome.

Breach is separate from the tenant’s agreed Exit Options. A fair response considers evidence, seriousness, notice, any chance to cure, actual loss and the final agreement.

Landlord breach

Examples may include failure to hand over the agreed property, serious privacy/access breaches, failure to perform agreed material repairs, wrongful disruption of essential services, failure of agreed registration responsibilities, unreasonable deposit-settlement delay or material misrepresentation.

Possible outcomes may include

  • Cure / restoration
  • Refund / reconciliation
  • Protected Exit review
  • Agreed compensation
  • Termination where appropriate

Tenant breach

Examples may include unpaid obligations, proven tenant-caused damage, unauthorized subletting or serious misuse, serious prohibited conduct, repeated nuisance after documented warning, deliberate compliance failure or rule breaches causing material loss.

Possible outcomes may include

  • Cure / warning
  • Repayment / repair cost
  • Valid deduction
  • Termination where appropriate
  • Refund of any remaining deposit balance after settlement

Settlement principle

Actual obligations + proven damage + agreed compensation → offset against deposit → remaining balance refunded if applicable.

Full deposit forfeiture is never the default.

Where it must be considered, show only: “Full forfeiture — legal review.” It is not an automatic legal rule.

05

Rental Agreement & Payment Records

A clear agreement and a reliable record help both parties understand what was promised, what was paid and what remains.

Planned in-app support

Landlord / Manager

  • Confirm agreed contract terms
  • Confirm payment schedule
  • Confirm receiving method / account
  • Acknowledge payments received where required

Tenant

  • Review and sign the final agreement
  • Pay on the agreed schedule
  • Retain transfer / receipt evidence where available

Kingdom Living

Planned in-app
  • Final signed agreement storage and e-sign status
  • Signing date and automatic email delivery once implemented
  • Deposit and monthly rent payment records
  • Payment recipient, evidence, status and history

Typical records

Signed agreement · deposit amount/date · monthly rent due/paid · who received payment · receipt/bank-transfer evidence · other agreed charges/credits.

Kingdom Living does not hold funds, process payments or act as custodian unless a separate actual payment product is expressly introduced.

06

Residence Registration

Make guest-stay rules, notice requirements and registration responsibility clear before the stay.

Tenant

  • Provide passport, visa and required documents
  • Notify the landlord / manager in advance if an overnight guest will stay, where guest stays are allowed
  • Follow the notice period agreed for that property
  • Provide guest details and required documents promptly
  • Maintain personal immigration and stay compliance

Guest-stay notice

The notice period varies by property — for example, a few hours in advance, earlier the same day, 24 hours, or another agreed timeframe.

Landlord / Manager

  • Confirm whether overnight guests are allowed
  • Explain the agreed notice period and required documents
  • Complete the agreed residence-registration steps within the required timeframe
  • Confirm back to the tenant when registration has been submitted or completed
  • Promptly explain if registration cannot be completed and what is missing

Kingdom Living

Planned in-app
  • Record documents received
  • Record guest-stay notice and submitted dates
  • Track pending / completed registration status
  • Keep evidence and history
  • Support later reminders and follow-up

Responsibility for fines or penalties

If a government fine, penalty or related loss occurs because one party failed to carry out its own agreed responsibility, that party should bear the related cost to the extent caused by its failure.

Tenant-side failure

Missing documents, inaccurate information or failure to give the agreed guest-stay notice.

Landlord / manager-side failure

Failure to complete an agreed registration step after receiving the required information and notice.

Needs review

If both sides contributed or responsibility is disputed, review the documents, timestamps and communication history.

Related, but distinct: residence registration records where the tenant is staying; visa renewal concerns the tenant’s permission to remain. Completing one does not automatically complete the other.

07

Utilities Protection

Rates, readings, recipients and supporting evidence should be understandable before payment is due.

Landlord / Manager

  • State agreed electricity / water rates
  • Explain billing method
  • Provide meter / bill information
  • Put responsibilities in the contract

Tenant

  • Pay by agreed schedule and method
  • Report discrepancies promptly

Kingdom Living

Planned in-app
  • Meter readings and evidence
  • Payment / status records
  • Review history

Typical information: electricity/water rate · meter readings/date · who receives payment · included/excluded fees · bill/evidence.

08

Move-in & Move-out Evidence

Move-in evidence creates the baseline. Move-out evidence is compared against it.

Capture the shared record

Planned in-app
  • Date
  • Rooms and items
  • Condition and existing damage
  • Photos / video
  • Meter readings
  • Keys / access
  • Comments
  • Acknowledgements / signatures

Kingdom Living can structure and store these records once the in-app capability is implemented. Informal WhatsApp photos may still be useful evidence, but they are not the preferred system of record.

Comparison logic

1Pre-existing condition
2Normal wear & tear
3New damage
4Needs review

Final settlement

Close the record, then settle the balance.

1

Move-out record

2

Outstanding rent, utilities & obligations

3

Valid deductions

4

Refund balance

Where practical, the undisputed balance should not be held merely because one item is still under review.

Kingdom Living provides the framework. The landlord and tenant agree the terms.

Some landlords may offer stronger Peace & Ease protection, lower Convenience Exit fees, faster repair commitments or more flexible replacement-tenant options. The final property agreement is what matters.

Protect the tenant. Protect the landlord. Protect the truth with evidence.
